TOPOGRAPHIC AND AS-BUILT SURVEYS
 
Aaron Kennerly PLS provides these detailed surveys to clients who require pre-design site conditions or verification that constructions plans were followed correctly. We are typically asked by architects and construction companies for this type of work, but private home owners sometimes require topographic surveys when building additions or new homes. We provide all of our information on paper or mylar mediums, but will be happy to provide a digital file when requested by another proffessional involved in your project.
 
Topographic surveys will include at least one site bench mark related to the data we provide and more bench marks will be set based on the size of your project. We can tie the site elevations into any number of datums which you may require such as NAVD88, NGVD29, IGLD85 or any number of local datums that the town or county in which your project is located may be using. On small residential sites we will typically use assumed vertical and horizontal datums versus larger sites where we like to use North American Datum 1983 for horizontal coordinates and NAVD88 for elevations unless otherwise specified by the client. This makes the site datums on large sites easy to reproduce in the future if contol points are lost. Inverts can also be provided for existing utilities as specified by the client. Please keep in mind however that some municipalities do not allow consultants to open their sewer systems for measurements and there may be extra cost involved to arrange this. Final deliverables will include paper copies of the survey showing all visible features and survey control used to complete the project. If electronic files are required, it is possible for us to use a client's specific layering format as long as the request is received prior to starting the survey.
 
As-built surveys are very similiar to a topographic survey except they usually involve boundary work to help prove local zoning requirements were met during construction of a project. If site plans are available in a digital format, we can overlay them in a drawing to give the client a clear view of how well the plans were followed. Often times the town or village that the project is located in will require an as-built survey before issuing an occupancy permit on new construction. We will work with the municipality to make sure that we are following their requirements for the survey.
